Some agents are now using buyer brokerage agreements that require you to pay their commission—regardless of what the seller is offering. If the seller offers less than 3%, many agents expect the buyer to cover the difference out of pocket.
I don’t work that way.
When you work with me, I never shift a commission gap onto your shoulders. I work with whatever compensation is offered by the seller. If that amount is below my usual compensation rate, then it’s my job to negotiate with the seller—not yours to make up the difference.
And if the seller doesn’t offer more? That’s okay. I will never let your opportunity to purchase a home be put at risk over commission. Your homeownership goals come first—always.
This is how buyer representation should work. Sadly, not every agent plays by these rules.
Here’s the truth: The burden of commission ultimately comes down to the agreement you’ve signed with your agent. The seller is under no obligation to fill that gap—especially in today’s market where buyer-broker compensation is flexible and varies deal to deal.
If you're relying on the seller to bridge a gap created by your agent’s contract, particularly on a property you love, it’s not a realistic or strong negotiating position. It risks the entire deal—and that's not a chance you should have to take.
Ask to see their Buyer Brokerage Agreement. Look for:
